A developer wants to build 249 townhomes and single-family houses on 106 acres of largely wooded land near Batavia Road in Anderson Township.
Copper Ridge LLC filed a zone change request with the Hamilton County Regional Planning Commission for three parcels at 8210 Batavia Road, Parcel 13 Batavia Road and Parcel 4 Mt. Carmel Road, according to a public notice posted on the Anderson Township website on Thursday. The commission will hold a public hearing on the request on Thursday, Aug. 6, at 1 p.m. at the Todd B. Portune Center for County Government, 138 E. Court St., Suite 801, in Cincinnati.
Elanie Hopkins of Bayer Becker, a Cincinnati-based civil engineering and planning firm, filed the application on behalf of Copper Ridge LLC and property owners Walter and Joanne Haag TR and Daniel and Joyce Mushaben TR.
What's proposed
The plan calls for 127 attached townhomes and 122 detached single-family homes spread across the 106.38-acre site at a density of 2.34 units per acre. More than half the land would remain undeveloped: the concept plan designates 61.04 acres (57.4% of the site) as open space, including roughly 37.7 acres of preserved woods.
The zoning shift
The parcels are zoned "AA" Single Family Residence and "AA-CUP" Single Family Residence Community Unit Plan, the township's most restrictive residential classification. Copper Ridge is asking the commission to reclassify the land to "A-2 CUP" Single Family Residence Community Unit Plan, a less restrictive single-family district that still requires adherence to design standards and open-space commitments under the Community Unit Plan overlay.
