A new 7-Eleven convenience store is taking shape at 8342 and 8352 Beechmont Avenue, and one remaining approval stands between the project and its freestanding sign. A 10-foot-tall monument sign goes before the Anderson Township Zoning Commission on Monday, July 27, 2026.

The commission will hold a quasi-judicial public hearing at 5:30 p.m. at Anderson Center, 7850 Five Mile Road, to decide whether to grant a sign variance for the rebuilt gas station at the corner of Beechmont Avenue and Eight Mile Road.

What's being proposed

The freestanding sign would replace the old Speedway pole sign with a double-faced, LED-illuminated monument featuring 7-Eleven branding and a fuel price display. It stands 10 feet tall with a Stonecraft Heritage Ohio stacked stone base designed to match decorative stone walls at the intersection.

The total sign area measures 135 square feet. That's 35 square feet over the township's 100-square-foot limit for freestanding signs in retail zones. Township planning staff say the overage comes from the stone base, which accounts for about 40 square feet; the sign face itself is 94.7 square feet.

Planning and Zoning Director Paul Drury Jr. and staff recommend approval. The staff report states the sign is "consistent with the Beechmont Corridor Plan and Design Guidelines" and comparable to monument signs at Rogers Family Dentistry, Penn Station, Panera, and Graeter's nearby.

How the project got here

The Zoning Commission approved demolition and reconstruction of the 4,746-square-foot Speedway/7-Eleven fuel and convenience store on Monday, February 23, 2026, under Resolution 2026-0223-04. That approval came with conditions: the originally proposed pole sign was rejected, and the applicant was told to come back with a monument-style design.

Macy Downey of McBride Dale Clarion, a Cincinnati-based planning and zoning consulting firm, filed the application on behalf of 7-Eleven and property owners EMRO Marketing Co. and Speedway LLC. A zoning certificate for the new store was issued Wednesday, May 13, 2026, meaning construction is already authorized.

The 1.776-acre site, which has about 298 feet of frontage on Beechmont Avenue and 221 feet on Eight Mile Road, formerly housed a Speedway station built in 1991 and the McCall's Flooring building. Speedway acquired the McCall's property in 2021; it has sat vacant since.

Road improvement tied to the project

Anderson Township is also planning a new right-turn lane on Eight Mile Road in coordination with the property owner, the Hamilton County Engineer's Office, and the Ohio Department of Transportation. Construction of the turn lane will remove the existing decorative stone wall at the intersection. The sign's stone base is meant to echo the materials on the remaining walls at other corners.

The township has not released a timeline or cost estimate for the turn lane.

The commission's decision will be the final local approval needed before the sign can be installed. Residents can attend the 5:30 p.m. meeting at Anderson Center on Monday, July 27, to comment before the commission votes.
