The Hamilton County Regional Planning Commission will hold a public hearing Thursday, Aug. 6, on the proposed Copper Ridge development, a 249-home plan for 106 acres at 8210 Batavia Road in Anderson Township. Planning staff have recommended denial of the rezoning request, according to prior reporting on the case.
The hearing begins at 1 p.m. in Room 805 of the Todd B. Portune Center for County Government, 138 East Court St., Cincinnati. Commission Chair Dan McCarthy will preside.
What's being proposed
John Bayer of Bayer Becker, a Cincinnati civil engineering firm, filed the application on behalf of Copper Ridge LLC. The property owners are the Daniel G. McDaniel & Joyce Marie Mushaben Trust and Walter M. Haag Jr. & Joanne M. Haag.
The plan calls for 127 attached townhomes and 122 detached single-family homes on three parcels along the north side of Batavia Pike, west of Eight Mile Road. Density would be 2.34 units per acre. The concept plan sets aside 61.04 acres — 57.4% of the site — as open space, including roughly 37.7 acres of preserved woods.
Traffic access is limited. The development would have one connection to Batavia Pike and one emergency access drive, with new public streets throughout.
What the rezoning means
The parcels are currently zoned "AA" Single Family Residence and "AA-CUP" Single Family Residence Community Unit Plan, Anderson Township's most restrictive residential classifications. Copper Ridge is asking the commission to reclassify the land to "A-2 CUP" Single Family Residence Community Unit Plan, which would permit the mix of detached and attached dwellings.
